The subject property is located in the West 8400 block of State Highway 2 in Spokane County, Washington.
Size and Shape:
The subject property consists of 25.20 acres, or approximately 1,097,712 sf. The site is rectangular in shape and has approximately 910 feet of frontage along the north side of Highway 2. The property has not been improved and is vacant land.
Topography and Soils:
The subject site is primarily level. This area has few native trees or shrubs, and the soil under its native vegetation is gravelly. There are some small hills on the property, but none that create an elevation change.
No formal soil survey was provided, but according to the Spokane County Soil Survey, the soils appear to be a Bong and Phoebe fine sandy loam with 0 to 8% slopes. These soils are characterized as having slight to moderate susceptibility to frost action, moderately rapid to very rapid permeability, low shrink-swell potential, low sheer strength, low stability, and high load-carrying capacity. These soils appear appropriate to support substantial development, as evidence by existing improvements in the neighborhood.
Flood Zone/Plain:
The subject is not located within a flood zone. The general area is shown to lie within Zone "C", outside the 100- and 5OO-year flood zones.
Access and Visibility:
The subject property is located along Highway 2, approximately 1,700 feet east of Flint Road. Highway 2 is a paved east/west State Highway, which at this point is four lanes with a center turn lane. It narrows to two lanes just past the main entrance to Fairchild Air Force Base. Traffic on Highway 2 can travel west to the Seattle area, or east and north to Canada. Visibility and access to the site from Highway 2 are considered good.
